    Payments may be made using any one of the following methods:

    1. Check by Mail
      Mail checks to:
      P.O. Box 423, Cheney, WA 99004
      Please include your street address on the check or memo line.
    2. Online Bill Pay
      You may use your bank’s online bill pay service. Please be sure to reference your street address to ensure proper credit.
    3. Direct Bank-to-Bank Transfer
      Payments may be transferred directly between CFCU bank accounts. Please include your street address as the payment reference.
    4. Drive-Up Bank Deposit
      Payments may be made at the bank’s drive-up window. Please provide the teller with your street address so it can be noted on the deposit.
    5. Online Portal – CheddarUp (click here)
      Payments may be made through the HOA’s online portal. Please note that a third-party transaction/convenience fee will be charged to you as the payee. (Please see the next FAQ for more details regarding CheddarUp.)


    ** Accounts more than 30 days past due will have a $10 late fee applied each month until the balance is brought current. If you’re having any trouble or need a little extra time, please reach out—we truly want to work with you and are happy to help however we can!


    Our organization utilizes CheddarUp as our payment processing platform for several key reasons:

    • It provides a secure, user-friendly interface for making payments.
    • It allows us to track payments efficiently and maintain accurate financial records.
    • It reduces administrative overhead by automating payment collection and reconciliation.
    • It offers credit/debit card payment options for your convenience.
    • It provides transparent record-keeping for both our organization and our members.


    What fees should I expect when paying through CheddarUp?


    When making payments through CheddarUp, the following fees apply:

    • Credit/Debit Card Payments: A processing fee of 3.95% + $0.95 per transaction.
    • These fees are automatically calculated and displayed before you complete your payment.
    • Our nonprofit does not retain any portion of these processing fees - they go directly to CheddarUp for payment processing services.


    How will payments appear on my bank statement?


    When you make a payment to our organization through CheddarUp:

    • The transaction will appear on your bank statement as CHEDDARUP HamptonHOA
    • This descriptor helps you identify your dues payment to the HOA.
    • The amount shown will include both your payment amount plus any applicable processing fees.
    • If you have questions about a specific charge, please contact us with the transaction date and amount.


    Is my payment information secure?


    Yes. CheddarUp uses industry-standard security measures to protect your payment information:

    • All transactions are encrypted using secure socket layer (SSL) technology.
    • Payment details are not stored on our organization's servers.
    • CheddarUp is PCI-compliant, meeting the highest security standards for payment processing.


    Can I get a receipt for my payment?


    Yes. After completing your payment through CheddarUp:

    • You will automatically receive an email confirmation with your payment details.
    • This email serves as your receipt and can be used for tax purposes.
    • Additional receipts can be requested through your CheddarUp account or by contacting us.


    We know parking can sometimes be tight, and we appreciate everyone’s understanding on this one. Our neighborhood sidewalks are beginning to deteriorate, and a local asphalt company has advised that parking on sidewalks or curb lips can cause additional damage.


    To help preserve our sidewalks and keep walkways safe and accessible for everyone, especially kids, pets, and neighbors with strollers or mobility needs, we ask that residents avoid parking on sidewalks or curb lips. If you have a larger vehicle, folding in the side mirrors also helps keep things moving smoothly.


    We understand that your home is important to you. While each homeowner owns their property, our community also shares guidelines outlined in the HOA Bylaws and CCRs. These help keep our neighborhood looking great, safe, and welcoming for everyone.


    Non-compliance notices are meant to be helpful reminders, not punishments. Some of the most common items we monitor include:

    • Fences are kept in good repair and properly painted or stained
    • Exterior home maintenance (siding, roof, windows, etc.)
    • Lawns mowed, watered (unless city water use restrictions are in place), and reasonably weed-free
    • No parking on the grass
    • No abandoned or inoperable vehicles
    • Landscaping is maintained and watered
    • Trees and shrubs trimmed so they don’t overhang homes, fences, or sidewalks


    Taking care of these items helps protect property values and keeps our neighborhood a place we’re all proud of.


    When we do have a large snowfall, please remember the following:

    • We plow the streets when we get over 3 inches of snow.
    • We do not notify of incoming storms; it is the homeowner's responsibility to monitor the conditions and prepare accordingly.
    • All vehicles must be moved from the street so that the plow can clean up our roads.
      -  Vehicles are subject to towing if not moved.  This is your warning!! 
    • Please DO NOT shovel the snow into the street – this makes it harder for the plow driver, and if you do anyway, you will incur a $100 fine.
    • The plow is unable to drop the blade over your driveway – this being said, if you need help, reach out.  Check on your neighbor and help if you can. 
    • Homeowners with rental units:  You are responsible for notifying your renters of this information. 


    We want everyone to feel safe and comfortable in the neighborhood. HOA board members are volunteers and not law enforcement, so we’re unable to respond to situations involving illegal activity.


    If there’s a concern about noise (before 7:00 a.m. or after 10:00 p.m.) or other city ordinance or illegal activity, the best option is to contact Crime Check at 509-456-2233 or call 911 as appropriate.

    Yes! All board members are volunteers who care about our community, and they pay HOA dues just like every other homeowner. Board members must also remain in good standing with the HOA.
